Job Description

The leasing consultant is responsible for the leasing, marketing and maintaining positive resident relations of multi-family residential apartments. Responsibilities include greeting prospects, qualifying them, recording visits, inspecting models, demonstrating community and apartment features, closing sales, processing applications, following up with applicants, ensuring apartment readiness, and monitoring renewals. Additional duties include monitoring advertising, representing the company professionally, accepting rental payments, completing paperwork, maintaining resident files, and assisting with various tasks as required.

Responsibilities

  • Greet and qualify prospects
  • Record telephone and in-person visits
  • Maintain guest cards
  • Inspect models and communicate service needs
  • Demonstrate community and apartment features
  • Close sales and secure deposits
  • Process applications for approvals
  • Follow up with applicants
  • Ensure apartment readiness
  • Follow up on prospects not closed
  • Secure resident signatures
  • Orient new residents
  • Monitor renewals
  • Monitor advertising effectiveness
  • Represent company professionally
  • Accept rental payments
  • Type leases and complete paperwork
  • Review paperwork with Community Manager
  • Maintain resident files
  • Maintain and record daily inspections
  • Distribute notices
  • Maintain commission records
  • Assist management team
  • Implement community policies
  • Receive calls and address resident requests
  • Complete maintenance service requests
  • Answer resident questions
  • Follow up on resident matters
  • Ensure maintenance repairs are handled
  • Maintain community cleanliness
  • Assist in planning resident functions
  • Participate in outreach marketing
  • Advise residents of referral concessions
  • Assist in placing/removing banners, etc.
  • Distribute newsletters, pamphlets
  • Conduct market surveys

Requirements

  • Bachelor's Degree or 2+ years leasing experience
  • Proficient in MS Office Suite
  • Property management software (Yardi/One Site) desired
  • Exceptional customer service skills
  • High level of professionalism
  • Flexible schedule including evenings and weekends
  • Ability to read, write, communicate effectively
  • Complete legal documents
  • Sell and explain apartment features
  • Answer resident questions
