Job Description

The senior leasing consultant is responsible for the leasing, marketing and maintaining positive resident relations of multi-family residential apartments. Responsibilities include greeting prospects, qualifying them, recording visits, inspecting models, closing sales, processing applications, following up with applicants, ensuring move-in readiness, following up on prospects, securing resident signatures, monitoring renewals, monitoring advertising, representing the company professionally, accepting rental payments, typing leases, maintaining resident files, conducting daily inspections, distributing notices, maintaining commission records, assisting with various tasks, implementing policies, receiving calls and visits, handling resident requests, completing maintenance requests, maintaining open communication, contributing to community cleanliness, assisting in planning resident functions, participating in outreach marketing, advising residents of referral concessions, assisting with placing/removing banners, distributing newsletters, conducting market surveys, and shopping competitive communities.

Responsibilities

  • Greet and qualify prospects
  • Record telephone and in-person visits
  • Maintain guest cards
  • Inspect models and communicate service needs
  • Demonstrate product knowledge and close sales
  • Process applications and secure deposits
  • Update availability reports and submit applications for approval
  • Follow up with applicants
  • Ensure apartment readiness for move-in
  • Follow up on prospects and refer to sister communities
  • Secure resident signatures and orient new residents
  • Monitor renewals and distribute notices
  • Monitor advertising effectiveness and gather market competition information
  • Represent company professionally
  • Accept rental payments
  • Type leases and complete paperwork
  • Review leases with Community Manager
  • Maintain resident files
  • Conduct daily inspections
  • Distribute company/community notices
  • Maintain commission records
  • Assist management team with tasks
  • Implement community policies
  • Receive calls and address resident requests
  • Complete maintenance requests and follow up
  • Answer resident questions about community, repairs, rent, rules
  • Ensure maintenance repairs are handled satisfactorily
  • Maintain open communication with Property Manager and Maintenance Supervisor
  • Contribute to community cleanliness
  • Assist in planning resident functions and participate as host
  • Participate in outreach marketing
  • Advise residents of referral concessions
  • Assist in placing/removing marketing materials
  • Distribute newsletters/flyers
  • Conduct market surveys and shop competitive communities

Requirements

  • Bachelor's Degree or 3-5 years leasing experience
  • Proficient in MS Office Suite
  • Property management software (Yardi/One Site) desired
  • Exceptional customer service skills
  • High level of professionalism
  • Ability to work flexible schedule including evenings and weekends
  • Ability to read, write, communicate effectively, complete legal documents, sell and explain apartment features, and answer resident questions
